Trust Sales vary in the details. Perhaps the most common situation is a family member has passed away and their home needs to be sold. If their property was in a trust, they will have an administrator or successor trustee whose job it is to handle the affairs of the trust.


Most trust sales are not all that different from other sales. (The exception is if there is some sort of dispute with the estate and the court has to confirm the sale.)


Once it has been determined it is time to sell, the Trustee should first hire an experienced, local real estate agent. The agent will guide the Trustee in preparing the home for sale, pricing the home, and do early work with escrow in clearing up issues with the trust.


In general, if funds and time are available, there are a few improvements to homes that make the most sense to prep for the sale. These are paint, flooring, landscaping, and staging.
